1. Auction Lending at the Trustee's sales on the courthouse steps...NLF will lend up to 75% of the purchase price of a property purchased at auction This unique funding is done on the spot, prior to the purchase in the form of cashiers checks.
2. Bidding Service - NLF provides a highly experienced bidder to bid on your behalf at the Trustee's sales. Bidding is a critical function at the auction and having an experienced bidder who knows the ropes can be the difference between a successful and unsuccessful auction experience. The normal fee for bidding service is $4,000 - $6,000 for a winning bid. NLF's service is FREE if you win or lose the bid provided you do a loan on the purchased properties.
3. Due Diligence - NLF will provide extensive research into each auction property selected by an investor that actually goes to auction. Most important is a thorough analysis of title to make sure there are no incumbrances that could have a negative impact on ownership. Property values are also established through comparative analysis in order to create a value for the targeted property as well as maximum loan amount. All of this research is offered to borrowers at no charge. FREE!
4. Construction Loans - NLF offers a number of different loans for investors wanting to build or do extensive remodeling. These loans are typically done with an LTV of up to 80% and up to 100% of the rehab cost.
5. Refinancing - NLF offers refinancing for investment properties or primary residences, provided the proceeds are used for an investment property.
6. Out of the Box Loans - NLF will work with experienced, seasoned investors to provide creative, custom loan products for any residential or multi unit investment project.
7. Joint Venture Equity Financing - In some cases NLF will invest with the client to creat an equity sharing scenario.
8. ARV Financing - NLF offers highly qualified and seasoned investors loans based on AFTER REPAIR VALUE. Typically these loans with have 65%-80% LTV.
